The popular bakery chain Gail's is poised to open a new café at the Hammersmith Civic Campus, with the company preparing to sign a lease with Hammersmith and Fulham Council. This development marks a significant milestone in the ongoing redevelopment of the King Street complex, which is set to feature a mix of cultural, residential, and commercial amenities.
Key Tenant Secured for Flagship Scheme
The Civic Campus, one of the council's flagship projects, will include restaurants, bars, homes, a refurbished Town Hall, office space, and a new cinema operated by Curzon. The confirmation of Gail's as a forthcoming tenant was revealed in a decision notice outlining the lease arrangement, approved by the council's Executive Director of Place.
The notice instructs an officer at H&F Housing Developments, a local authority-owned company managing the leases, to enter into an agreement with Gail's for one of the units. According to the documents, the rent will be set at open market value with five-yearly reviews, and a rent-free period will be granted as part of the deal.
Lease Agreement Details
The decision notice emphasizes the importance of this lease, stating: "The grant of a lease to Gails Limited will be an important step towards the activation of the Civic Campus. Gails Limited will be a key anchor tenant. Once they have entered into an agreement for lease, they are committed to entering into the lease. This will act as a catalyst for the marketing and the disposal (lease) of the other commercial leasehold units."
Neither Gail's nor the council provided comments, as the lease has yet to be signed. The exact opening date for the Gail's café remains undisclosed.
Project Delays and Current Status
The Civic Campus project has faced several setbacks, including the administration of its main contractor, Ardmore, earlier this year. The project is already years behind schedule, with issues such as Brexit and an on-site accident in 2022 reported to have affected construction progress.
A council spokesperson previously stated they were aware of Ardmore's circumstances and had "prepared accordingly," with a full opening anticipated this summer. The addition of Gail's as an anchor tenant is expected to boost the commercial viability of the remaining units in the complex.
