London Market Traders Confront Eviction Crisis After Decades of Service

Traders at one of London's oldest markets are once again grappling with an uncertain future, as landlords have issued notices that their tenancies will not be renewed, potentially forcing them out within weeks. Ridley Road Shopping Village, an indoor market adjacent to the iconic outdoor Ridley Road Market in East London, has been a focal point of community life since 1880, but now faces imminent closure.

Decades of Uncertainty Culminate in Eviction Threats

Elie, a furniture trader who has operated his pitch at the shopping village for 25 years, expressed deep concern over the latest developments. "If I close here, that's it. There's nowhere else for me to go," he told local media. "I've been in Hackney for 35 years, and this market has been my lifeblood. I have loyal customers who always come to me, and I know everyone here. Moving outside isn't an option for my business." He emphasized the need for a long-term solution, noting that similar threats have arisen in the past, only to resurface again.

The landlords, Larochette Real Estate Inc., purchased the property for £6.5 million in 2016 and initially proposed converting it into luxury apartments. These plans were halted following a vigorous community campaign led by Save Ridley Road. In 2022, Hackney Council agreed to assume the lease once renovation work was completed, but four years later, the redevelopment remains unfinished, and Larochette retains control of the building.

Council Response and Community Impact

Hackney Council, which does not manage the indoor village, has offered support to affected businesses. Mayor Caroline Woodley stated, "We are here to support businesses at Ridley Road Shopping Village, whose livelihoods have been put at risk. We have offered discounted pitches at the Council-managed Ridley Road street market and secured new premises for one business, along with storage space for another." She added that she has requested an urgent meeting with the landlord and police to advocate for additional time and assistance.

Activists argue that the market is a vital community resource, providing affordable food and products not easily found in supermarkets. Another trader, with ten years of experience, shared fears of the market's eventual demise. "I feel like they want to close the whole market. In 2-3 years' time, I bet there won't be any more Ridley Road market. It feels like it's a matter of time," they said. "We keep campaigning, but they want us out by the end of the month with no real alternatives offered."

Landlord Claims and Trader Perspectives

Rainbow Properties, operating alongside Larochette, clarified that traders have not been evicted but that their leases are expiring and will not be renewed. They cited police concerns about anti-social behaviour and crime as factors, though the Metropolitan Police later confirmed they did not recommend closure and that the decision was made independently by the owner.

Trader Jay highlighted the unfairness of the situation, stating, "People are trying to provide for their families here. Having to feel constantly unsettled is not fair. When it comes to anti-social behaviour, we can't stop the public from coming in. It's a public space, and it has nothing to do with traders. We all work together here, and without public support, we cannot exist."

The ongoing struggle underscores the broader challenges facing traditional markets in urban areas, as developers eye prime real estate for redevelopment. With the future of Ridley Road Shopping Village hanging in the balance, traders and community members continue to fight for its preservation, hoping for a resolution that safeguards their livelihoods and this historic hub.
