Marks and Spencer Submits Plans for New Superstore in South Ruislip
Marks and Spencer has formally submitted planning applications to establish a brand-new superstore in South Ruislip, West London. This development would occupy Unit 1 at Victoria Retail Park on Crown Road, replacing the current tenant, The Range. If approved by Hillingdon Council, this move signifies a strategic return for M&S to the South Ruislip area, following the closure of its Ruislip High Street branch in 2018.
Store Features and Design Overhaul
The proposed superstore is designed to be expansive, featuring a total sales area of 61,000 square feet distributed across the ground floor and a newly constructed mezzanine level. Key amenities will include a 1,685 square meter food hall, an in-store bakery, and an acclaimed wine selection. To accommodate this, M&S has filed two separate planning applications, with primary works involving the demolition of the former Homebase garden center.
Externally, the building will undergo a significant modernization. Plans include the removal of entrance pods and the mansard roof, to be replaced with contemporary white cladding, black painted brickwork, and extensive glazing. Additionally, a dedicated plant area will be created, and the mezzanine floorspace will be reconfigured and expanded by 826 square meters for non-food sales and staff operations.
Employment Impact and Community Initiatives
The new M&S superstore is projected to generate up to 123 new jobs, with a focus on local recruitment. The company will also implement its "Mark's & Start" scheme, a work placement program aimed at supporting individuals facing employment barriers, such as single parents, people with disabilities, and those at risk of homelessness. However, concerns have been raised by staff at The Range, who, according to the Local Democracy Reporting Service, have not been informed of potential changes and fear job losses if the plans are approved.
Parking and Accessibility Adjustments
Access to Victoria Retail Park will continue via Crown Road, with minor reconfigurations to the surface-level car park. The plans propose a net reduction of four standard car parking spaces, but retain 332 spaces overall. Enhancements include two new disabled spaces, seven additional parent and child spaces, six new trolley bays, and 34 secure cycle parking spaces to promote sustainable transport options.
