Gail's, the bakery and coffee shop chain, has set its sights on opening a new branch next to Brixton Tube station, sparking concerns about gentrification in the area. Plans have been submitted to take over a unit at 439 Brixton Road, currently vacant after the departure of fast-food chain Chopstix.
Planning Details
The proposal includes removing the existing shopfront and installing new signage. The application was submitted on Wednesday, May 13, with residents and local businesses given until next Friday (June 19) to comment. After the consultation, planning officers will review all feedback and assess the application against local and national policies before making a decision, either directly or through Lambeth Council's Planning Applications Committee.
Expansion Plans
In late November 2025, Gail's announced plans to rapidly expand by opening 40 more outlets after a 20% sales increase in the previous year. Known for its cinnamon buns (£4 each) and sourdough loaves (from £4.90), the chain has been accused of being "insanely overpriced" and synonymous with London gentrification.
Impact on Local Businesses
Independent businesses in Brixton are already struggling. Earlier this year, Pritesh Patel, owner of Brixton News, closed his news stand of 36 years inside Brixton Tube station after being "priced out" by Transport for London (TfL), which demanded £85,000 a year—more than double his previous rate. Similarly, Oval's family-run Old Roots Café faces closure after TfL refused to renew its lease. Owner Metin Balci said: "TfL are limiting small businesses... We're all being replaced by Gail's, Pret and Greggs."
Community Reaction
The prospect of a Gail's opening has stirred strong reactions on social media. A post by bestofbrixtonldn on Instagram garnered 572 comments and over 1,200 likes by June 11. User divagez commented: "The High Street doesn't need another overpriced bakery. It needs variety, affordability and businesses that actually serve the whole community." Another user, somaticswithsuhad, noted: "It is everywhere.. how are all high streets gonna look the same?" Some pointed out that a Gail's already exists on Railton Road, just over 20 minutes' walk away.
Gail's declined to comment on the Brixton plans when approached by the Local Democracy Reporting Service.
