Plans have been submitted to Bromley Council to convert a former dry-cleaning business at 31 Windsor Drive, Orpington, into a takeaway. The application, submitted on behalf of Exponential Properties Limited, aims to bring the vacant unit back into active use.
Proposal Details
The proposed takeaway would operate from the existing shop unit, with the current shopfront retained and no extension or rebuilding works planned. Existing parking spaces and servicing arrangements would also remain unchanged.
If approved, the business would be able to open from 11.30am to 10.30pm Monday to Saturday, and from midday until 10pm on Sundays and bank holidays. According to the application, the business could create around three jobs, including two full-time roles and one part-time role.
Location and Sustainability
The applicant argues the site is in a sustainable location, close to Chelsfield Railway Station, local bus routes and public parking. The shopping parade currently contains 18 Class E commercial units and three sui generis businesses, including a fish and chip takeaway.
Planning documents say that if the application is approved, traditional retail and service uses would still account for more than 80 per cent of the parade's units.
Timeline and Impact
The applicant expects works associated with the change of use to begin in December 2026 and be completed by January 2027 if permission is granted. The proposal is currently under consideration by Bromley Council.
