Wembley to Receive 269 New Social Homes in Major Housing Deal
A significant housing agreement has been finalized that will bring 269 new social rent apartments to Wembley, as part of a broader initiative to address London's affordable housing crisis. The deal involves Sovereign Network Group (SNG) purchasing these units from developer Berkeley Group, with completion targeted for May 2029.
Grand Union Development Expansion
The flats will be integrated into the expansive Grand Union development in Alperton, Wembley, which is transforming the former Northfields Industrial Estate into a 3,500-home community. These new social homes will be distributed across two buildings within the development, offering a range of one to four-bedroom apartments designed to meet diverse family needs.
Funding for this initiative comes partially through the Mayor's Affordable Homes Programme, which has been instrumental in making such projects viable. Brent Council has enthusiastically endorsed the move, highlighting its potential to substantially reduce the local housing waiting list.
Official Reactions and Statements
Cabinet Member for Housing, Councillor Fleur Donnelly-Jackson, expressed strong support for the project: "This is really welcome news for Brent. We are pleased to see that residents on Brent Council's housing register will be able to apply for these new homes, and it is fantastic to see a further 269 social rent homes coming forward as part of the Grand Union development."
She emphasized that affordable rent homes are crucial for families and essential for reducing housing waiting lists, providing people with a secure foundation for their lives. The council praised SNG's commitment to delivering genuinely affordable housing that local residents can realistically afford.
Broader Development Progress
The Grand Union development is progressing through multiple phases:
- Phases 1 and 2, comprising over 900 homes, have been completed and are now occupied
- Phase 3 has received planning consent and will deliver additional homes
- Phase 4b planning application was submitted in October of the previous year
Beyond residential units, the development includes comprehensive neighborhood amenities such as shops, restaurants, leisure facilities, and public spaces. Nearly 600 electric vehicle charging points will be installed throughout the site, alongside enhanced walking and cycling routes connecting to Stonebridge Park station.
Strategic Partnerships and Additional Projects
Joe Marshall, SNG's Chief Investment and Development Director, highlighted the importance of collaboration: "With the support of the GLA and strong collaborations with developers like Berkeley, we're able to accelerate the delivery of genuinely affordable homes and help meet the housing needs of communities across the capital."
The agreement between SNG and Berkeley extends beyond Wembley, encompassing an additional 286 social homes at the Silkstream development in Hendon, Barnet. This separate project will contribute 1,337 new homes to the area, complemented by amenities including a Sainsbury's superstore, café, and a 1.5-acre public park, with occupancy expected from April 2028.
Government Support and Future Outlook
Deputy Mayor for Housing and Residential Development, Tom Copley, reinforced the administration's commitment: "These homes will help families and those most in need into secure and affordable housing. Sadiq and I will continue to work closely with developers, housing associations, local authorities, councils and government to boost the delivery of homes of all tenures as we build a better, fairer London for everyone."
