Initial visualisations have been released showcasing the upcoming development phase at Battersea Power Station, which will feature an 18-storey apartment block dedicated to council housing. This milestone marks a significant step forward in the extensive £9 billion regeneration project that has been transforming the iconic 42-acre site since its inception.

Details of the Council Homes Proposal

Wandsworth Council, in collaboration with the Battersea Power Station Development Company (BPSDC), has disclosed plans to construct 203 council flats within the new residential tower. This initiative represents a pivotal moment in the regeneration efforts, addressing long-standing concerns over the provision of affordable housing in the area.

The Labour-led council had previously criticised BPSDC for committing to only 386 affordable homes, which constituted a mere nine per cent of the approximately 4,000 units planned. Following increased pressure from councillors, who declined an invitation to the power station's opening in 2022 after gaining control of the council, this new development aims to rectify the shortfall.

Key Features and Planning Process

The proposed building will range from 14 to 18 storeys in height and is designed to include a communal rooftop garden, ground-floor gardens for residents, seven Blue Badge parking bays, and 374 cycle parking spaces. Planning documents have been made available on the council's website, outlining the full scope of the project.

If approved, these council homes will supplement the existing affordable housing quota, raising the total to 15 per cent. The scheme is described as a "key milestone for the masterplan," demonstrating the developer's ongoing commitment to creating an attractive and vibrant community at Battersea Power Station.

Background and Future Prospects

The regeneration project was originally approved in 2011 under Conservative leadership and commenced in 2013. To date, over 2,200 homes have been completed, including 386 affordable units at New Mansion Square in partnership with Peabody. The development has also introduced new retail, dining, and entertainment venues, along with a Northern Line extension that provides Underground access for the first time.

With more than 16 acres of land still awaiting redevelopment in the remaining phases, future plans are expected to include additional cultural attractions, workplaces, and residential properties. The council homes are projected to be finished and occupied by 2029, pending final planning permission, as part of phase five of the seven-phase masterplan.

This development comes at a critical time, as Wandsworth Council reported 11,183 households on its waiting list in March of the previous year, with 3,771 of those classified as homeless. The authority has secured a long-term lease on the land from BPSDC to ensure the provision of these much-needed affordable homes for families in need.
