81 new council homes planned for South London estate

Wandsworth Council has taken a significant step towards addressing local housing needs by submitting a formal planning application to construct 81 new council homes on the Lennox Estate in Roehampton, South London.

Priority for Local Residents

The proposed development, consisting of two new apartment blocks, will prioritise residents already living on the estate who are in overcrowded accommodation or those looking to downsize their homes. Priority will also be given to individuals and families with a priority need on the borough's housing waiting list.

All 81 homes will be offered at social rent, providing genuinely affordable housing. The plans include a range of sizes to meet diverse needs, with nine of the homes being fully wheelchair-accessible.

Revised Development Plans

The proposals form part of the council's broader Homes for Wandsworth scheme, which aims to deliver 1,000 new council homes across the borough by 2029. Initial plans for the Lennox Estate, which emerged last year, considered one block reaching up to 18 storeys.

This original height was met with fierce opposition from residents, who argued it was too tall. In response, the council revised its designs. The current application now proposes one building at six storeys and a second, taller block at 14 storeys.

Community and Environmental Improvements

Beyond new housing, the scheme promises substantial improvements to the local area. The existing games court will be relocated, and part of Arabella Drive will be closed to traffic to facilitate the new development.

The council has committed to providing new and replacement open space, ensuring there is no net loss of green area. This includes a new pocket park with play areas and a rejuvenated brook. Other planned enhancements include:

  • New and improved community space
  • Better lighting across the estate to improve safety
  • Greener and more playful underused spaces
  • Improved walking and cycling routes to better connect the estate
  • The introduction of controlled parking with free permits for existing residents

A Wandsworth Council spokesperson confirmed that residents will be closely involved as plans progress to bring these much-needed high-quality new homes and community amenities to the Lennox Estate.
