Newham has been named the best East London borough for first-time buyers, offering the strongest balance between affordability and transport connectivity, according to new research by housing developer Pocket Living.
Study ranks 264 locations on price and commute
The analysis compared average journey times from each location to major London transport hubs, alongside borough-level first-time buyer house prices. Boroughs were then ranked on both factors to produce an overall score. Newham, which includes areas such as Stratford and West Ham, offers quick access to hubs like London Liverpool Street and Fenchurch Street, with journey times as short as 9 minutes.
According to the Office for National Statistics, the average first-time buyer price in Newham was £379,000 in April 2026, almost £100,000 less than the London average of £472,000.
Tower Hamlets and others follow
Tower Hamlets ranked second overall, benefiting from the fastest average commute time among top-performing boroughs at just over nine minutes, though higher average purchase prices pushed it below Newham. Barking and Dagenham and Croydon also ranked highly for offering some of the lowest first-time buyer prices in London, suggesting buyers may trade slightly longer commutes for greater affordability.

Local buyers share experiences
Humphrey Irabor, 51, a school facilities manager, rented in Stratford with his wife but found houses in Newham too expensive. He told MyLondon: "We were looking for a place in Newham, but we found it too expensive ourselves. I wasn't looking to buy a flat; we wanted a house. Flats come with service charges and many issues, so that's not what we wanted. Newham, as a borough, is very good; the transport is amazing."
He added: "I've always been based around Stratford and seen it change and I know it's a great borough. I think if you wanted a house, it's not very affordable. I lived in Newham from 2009 to 2022 but had to move to Harold Wood as we could buy a house there."
Chris, another buyer, moved from Canary Wharf to Stratford in 2016. He said: "We wanted to stay close to my wife's family as they were in Limehouse and the next place that seemed affordable was Stratford. There was a scheme at the time that helped provide affordable housing if you wanted to get on the housing ladder."
He continued: "My wife grew up in Hong Kong and was always used to growing up in a city and flats. I always said we should find a place with more space, more nature, a garden, and everything we need, and it's here in Newham. Our daughter goes to swimming at the aquatics centre, dance and gymnastics as well, it's convenient for us. Having Stratford station so close and getting from our door to work can take 30 minutes, you can't beat that."
Property prices in Newham
According to Rightmove, the majority of properties sold in Newham over the last year were flats, with an average sale price of £406,266. Terraced properties sold for an average of £507,560, with semi-detached properties fetching £546,963.
