Community Sauna Baths (CSB) is proposing to build an affordable sauna on the site of a former boathouse at Highams Park Lake, on the edge of Epping Forest in Waltham Forest. The company, which already operates popular venues in Walthamstow and Blackhorse Road, presented its plans to the Highams Park Planning Group on October 8.
The boathouse, which had stood for 50 years, was destroyed by a fire in September 2025. The City of London Corporation, which owns the site, offered it for competitive tender in March, and CSB appears to have been selected as the prospective tenant.
Plans for the site
While a planning application has not yet been submitted, the current design would accommodate around 30 people at a time. The proposal also includes space for nature activities. CSB has launched a public consultation to gather local input and address any concerns.
The company already has several locations across London, including a flagship site in Hackney Wick and an upcoming expansion into Stoke Newington. Its Hackney Wick venue, opened in 2021, features six woodfired and three electric saunas, plus cold plunges ranging from 3C to 15C.
Community and health initiatives
CSB also runs events for women aged 50 and over, as well as for mothers, and offers free NHS slots. The company's expansion into East London reflects the growing popularity of sauna and cold plunge experiences across the UK.
In a separate development, a proposal has been lodged with Bromley Council to build a sauna at a former caravan park in Crystal Palace Park. The Highams Park proposal is still in its early stages, with CSB seeking community feedback before submitting a formal planning application.
