Estate agents have identified Plaistow in East London as the next area poised for transformation, drawing comparisons to Hackney's rapid gentrification. Despite being previously considered unfashionable, Plaistow has topped a list of surprising investment locations for 2026, according to Nathan K Real Estate owner Nathan Khider.
Why Plaistow is attracting buyers
Khider noted that East London remains desirable due to its affordability and ongoing regeneration. 'Young people are being priced out of Hackney, which has become gentrified and really expensive. Instead, Mile End, Plaistow, Canning Town and Stratford offer much better value for money,' he told Metro.
Hackney has seen dramatic change, with a Hackney Council study finding that 45% of residents believe the area has become more unequal, while house prices surged 833% between 1995 and 2020. In contrast, Plaistow's average property price over the past year is £398,382, according to Rightmove, significantly lower than London's average of £666,560 and Hackney's £700,506.
Resident experience: A green oasis
Terri Bloore, a Plaistow resident of five years, has witnessed increasing gentrification. She describes the area as a 'perfect green oasis' due to its location along the Green Line connecting Docklands and the City. 'With the new V&A Stores, Sadler's Wells East, Olympic Park and of course the behemoth Westfields – there is lots to do and see,' she said.
Bloore highlighted modern flats near the station, trendy coffee shops, and a gym catering to families and young professionals. 'I live close to Plaistow Library and the old Arts College – the architecture is pretty stunning. From my window, I can see Canary Wharf Towers, so it's a real mix,' she added.
Food and leisure in Plaistow
Plaistow offers diverse dining options, including Kohinoor Grill & Thrill for Turkish cuisine, Kate's Cafe for Ghanaian comfort food, Caloroso for pizza, Grace Pot Caribbean for plantain and chicken curry, and Albina for Ukrainian dishes. Local pubs include The Black Lion, The Abbey Arms, and The Boleyn Tavern. Green spaces such as Plaistow Park, Memorial Recreation Ground, and Central Park provide outdoor relaxation.

Plaistow is served by the District and Hammersmith & City Lines, with a journey time of around 30 minutes to Victoria. Bus routes 69, 115, 241, and 262 connect to Canning Town and Stratford.
