The Old Oak pub, located near the West Kensington Estate in Hammersmith and Fulham, may be demolished to make way for a six-storey residential block. The application, submitted to the council by The Old Oak Kensington Ltd, proposes nine flats plus a ground-floor commercial unit.
Proposal details and housing mix
The planning documents outline a mix of four one-bedroom flats, four two-bedroom flats, and one three-bedroom flat. The submission states the aim is "to demolish the existing vacant public house and accommodation over, and replace with much needed residential units to utilise the site in a more practical way."
The Old Oak, which has been closed since 2024, is situated on North End Road near West Kensington Tube station. The pub is described as "unused and in need of major refurbishment," and despite "intensive marketing," it has remained vacant since closing.
Current state of the property
Today, the building remains boarded up, with event posters stuck to its covered windows. A sign also indicates the property has been, or may still be, occupied by property guardians—individuals who live in empty buildings to protect them from vandalism.
Previously, developer SloaneGable published an online advert seeking a new owner for the "mixed-use building," noting it had permission for residential conversion above. The Local Democracy Reporting Service (LDRS) contacted SloaneGable for comment via its website but received no response.
Public consultation and next steps
A public consultation on the proposal is set to run until October 29. The outcome will determine whether the Old Oak is demolished and redeveloped as planned.
