East London Golf Course Sale Approved for Major Housing Development
Barking and Dagenham Council leaders are set to formally approve the sale of Crowlands Heath Golf Course to a development company called Homes For Life, paving the way for the construction of over 1,100 new homes on the site. The decision, scheduled for confirmation at a cabinet meeting next week, follows a public consultation period that concluded without any objections being raised.
Strategic Location and Development Details
The 18-hole golf course occupies a strategic position straddling the border between the London boroughs of Havering and Barking and Dagenham. While the council currently owns the entire facility at Rush Green, it has been leased to Crowlands Heath Golf Club for operational purposes. Homes For Life initiated the purchase process last year after securing a preliminary agreement with the golf club.
The proposed development includes 1,106 residential units, with approximately two-thirds of the site located within Havering's jurisdiction and the remaining 230 homes situated on the Dagenham side. The housing mix prioritizes affordability, with 60% designated as social housing and 40% reserved for key workers, particularly National Health Service staff.
Community Infrastructure and Consultation Process
Beyond residential construction, the development plans incorporate several community-focused amenities. These include a supermarket, a lakeside community space or cafe, and a dedicated "green" foot and cycle path traversing the development. Council leaders initially agreed to the sale in October last year, triggering a separate public consultation specifically addressing the land transfer.
The consultation process involved publishing notices in local newspapers including the Barking and Dagenham Post and Romford Recorder, as well as displaying documentation at the Barking Learning Centre. The deadline for public representations passed on February 27 without any responses being submitted, according to official cabinet papers.
Next Steps and Planning Requirements
While the council's approval represents a significant milestone, the development cannot proceed immediately. Homes For Life must still obtain formal planning permission from both Barking and Dagenham Council and Havering Council before construction can begin. This dual approval process reflects the site's unique cross-borough location.
The sale confirmation, scheduled for Tuesday, March 24, marks the culmination of months of negotiations and consultation. The development represents one of the larger housing initiatives in East London, addressing both housing shortages and the need for affordable accommodation for essential workers.
It's important to note that while the golf course itself is being sold, adjacent sports pitches are not included in the transaction and will remain available for community use. The transition from recreational green space to mixed-use development reflects ongoing pressures to address London's housing crisis while balancing community needs.
