Berkeley Group is set to transform a 5.6-acre site in Sutton, south London, into a new neighbourhood featuring more than 1,000 private homes, co-working spaces, roof terraces, and even a pet spa. The Sutton Garden Square development, located a five-minute walk from Sutton Station, will also include 8,500 sq ft of commercial space.
First phase: The Kensington
The first collection of apartments to launch will be The Kensington, comprising 159 one, two and three-bedroom flats. All apartments will feature underfloor heating and rainfall showerheads. The building will also offer a shared roof terrace accessible to all residents.
Berkeley Group expects to break ground this year, with the first homes completed from 2028. Apartment prices start from £375,000 for a one-bedroom flat.
Amenities and green spaces
The masterplan includes co-working spaces, lounge areas, a private gym, a games room, a pet spa, a 24-hour concierge, and a kids' playroom. Two-thirds of the neighbourhood will be open and green spaces, with landscaped gardens, walkways, and central squares, all overlooked by private balconies.
Berkeley Group has not yet revealed when the entire project is expected to be completed.
