Croydon town centre is undergoing a multi-project regeneration aimed at making it more attractive, safer, and easier to access. The schemes range from the ambitious but long-delayed Croydon Project (formerly Westfield) to smaller street improvements. Here is a breakdown of the major projects, their status, and expected completion dates.

The Croydon Project (North End Redevelopment)

The redevelopment of North End, including the Whitgift Centre, Centrale, and Allders, has been a defining project for over a decade. In July 2026, Unibail-Rodamco-Westfield (URW) acquired the freehold of the Whitgift Centre, Green Park House, and parts of Allders for £31.5 million from the John Whitgift Foundation. This removes a major hurdle, but URW has yet to submit a planning application. The project aims to create a mixed-use destination with shops, homes, offices, and public spaces. Interim works include the reopening of Allders Parade in 2025.

College Green

In East Croydon, the council is creating a new public park between Fairfield Halls and Croydon College. The site, currently hard tarmac, will be transformed into an 'urban meadow' with walkways and seating. At twice the size of Queen's Gardens, College Green Gardens will be the first new public park in central Croydon in years. Fully funded through the Croydon Growth Zone, the park is expected to be complete by winter 2027.

Croydon Minster

Work is underway to create a new green space in front of the Grade I listed Croydon Minster. The Roman Way underpass has been filled in, and new landscaping, improved pedestrian crossings, and better walking routes are being installed. Fully funded through the Croydon Growth Zone, Minster Green is expected to be completed by the end of summer 2026.

East Croydon Pedestrian Bridge

Croydon Council has reached an agreement with Network Rail and developer Menta to complete the final section of the East Croydon pedestrian bridge serving Cherry Orchard Road. The bridge, first proposed in 2012, has been stalled for years. Work on the final section, between Menta's residential blocks, begins later this summer, with completion expected in 2027. However, ticket barriers will only be at the Ruskin Square entrance, meaning passengers from Cherry Orchard Road will still face a long walk to enter the station.

Completed Projects

Wellesley Road Pedestrian Crossing

Opened in December 2025, the £4 million crossing provides street-level access between Lansdowne Road and the Whitgift Centre, replacing the underpass that had become a hotspot for anti-social behaviour. Mayor Jason Perry said it was the “final missing link” on a road that has “split the town in half for years”. Funding came from the Croydon Growth Zone, TfL's Local Implementation Plan, and the Government's Levelling Up Fund.

Dingwall Road Improvements

Completed in June 2026, the Dingwall Road project upgraded crossings, replaced uneven paving, installed sustainable drainage, and added lighting, seating, and trees. Mayor Perry described the junction as “very confused”. George Street also received new paving and fencing, and an upgraded crossing outside BOXPARK.

Future Funding: Pride in Place

In 2026, Croydon West was selected for the Government's Pride in Place programme, receiving up to £20 million over 10 years. MP Sarah Jones said the funding represents “£2 million every year dedicated to improving our community”. A Neighbourhood Board chair will be elected to guide spending. New Addington North also benefits.
