Con woman jailed five years for subletting homes and theft

Ariana Rose, 40, has been jailed for five years for a decade-long fraud and theft spree that involved illegally subletting properties in London and Manchester and stealing valuables while house-sitting. Sentencing at Southwark Crown Court on Thursday, Judge Nicholas Rimmer described her actions as a “campaign of dishonest behaviour” that caused victims “very real, serious upset and distress.”

Details of the crimes

Between 2016 and 2018, Rose illegally sublet a two-bedroom flat in Salford Quays, Manchester, to three different people who believed landlord David Lederer had authorised the arrangement. She used a bogus email address impersonating the landlord to pressure tenants. One tenant, Aoibheann Alliot, paid £4,340 between October 2016 and March 2017 and described Rose as “controlling and irrational,” restricting guests and kitchen and shower usage. Rose received a total of £30,337 from rental payments during her time in the flat. Mr Lederer issued a possession notice in August 2017, and Rose stopped paying rent. She moved out in June 2018, leaving the flat “untidy and dirty” with rubbish, expensive boutique bags, and evidence of debt.

Further offences in London

Rose also occupied a flat in Ladbroke Grove, west London, for 15 months between 2023 and 2025, accruing £43,400 in rental arrears. Property administrator Caroline Tyrrell-Evans launched a private prosecution. Rose left the flat in a “filthy” state with luxury carrier bags and a receipt for a £27 meal of lobster and champagne at Claridge’s. Bank statements showed she received £7,400 in payments with the reference “rent” between January and June 2024, indicating she had sublet the property.

Theft through house-sitting

Rose targeted properties via the platform Trusted House Sitters, stealing valuables from homes in Warwickshire, Hampshire, Somerset, and Suffolk between July and October 2025. Stolen items included a £15,000 tennis bracelet, a Mont Blanc pen, Christmas ornaments collected for 27 years, Dom Perignon and Pol Roger champagne, a £500 ski jacket, a Le Creuset pan, four war medals, and a CBE medal belonging to the owner’s grandfather.

Arrest and previous convictions

Rose was arrested on November 5 2025 while driving a rented BMW containing designer sunglasses, cash, jewellery, a Rolex, and fake US dollars. She had prior convictions: in 2008 for fraud at Barclays Bank involving £60,000 in unauthorised transactions, and in 2011 (as Sana Ali) for defrauding prospective tenants by advertising flats for rent without authority, taking £4,180 in deposits and payments.

Sentence and compensation

Judge Rimmer sentenced Rose to five years for theft, fraud, using a false tenancy agreement, and perverting the course of justice. He ordered her to pay more than £65,000 in compensation within three years, with a total of £65,692 to be repaid.
